China’s property sector has reportedly suffered another blow this month after frustrated homebuyers stopped making mortgage payments on unfinished projects.
The boycott comes as several developers struggle to manage debt, as well as fear that the crisis could spread to the Chinese and global economy
Property and related industries make up around a quarter of China’s Gross Domestic Product (GDP) and mortgages contribute to almost 20 percent of all outstanding loans in the country’s entire banking system.
Many developments rely on “pre-sales”, with buyers paying mortgages on units in projects yet to be built. However, there are around 225 million square meters of unfinished homes in China, according to Bloomberg News.
Experts said that the increase in housing prices contributed to the property crisis, which led to the government launching a crackdown last year.
It capped the proportion of outstanding property loans to total lending by banks to try to limit the threat to the entire financial system, squeezing sources of financing for developers already struggling to handle their debts.
On top of the regulatory clampdown, Chinese property firms were also hit by the pandemic, which forced many would-be homebuyers to rethink their purchase plans.
The mortgage boycott then began last month, with many homebuyers announcing that they would stop making payments until construction resumed. The boycott has spread to more than 300 projects in 50 cities across China.
In related news, Chinese investors reportedly spent a record of $6.1 billion on homes mainly in Florida and California, according to the National Association of Realtors (NAR.)
Buyers from mainland China, Taiwan, and Hong Kong spent an average of just over $1 million per transaction to purchase existing homes and nearly a third of those deals involved the acquisition of property in California.

Additionally, China has been increasing its military presence in the Indian Ocean where it has been constructing dozens of warships. Experts fear that China’s dominance might allow it to coerce U.S. allies, endanger global maritime trade, and prevent American troops from entering the region.
